I wanted to share a clear update on the Tucson luxury real estate market (homes priced $1 million and above).

Overall, the luxury segment remains relatively resilient. Inventory has tightened, the median sale price has risen, and the market continues to show more balanced to slightly seller-friendly conditions in many price ranges.

Key highlights for the Tucson Luxury market in June 2026:

  • Active Inventory: 258 homes (down 15% from June 2025)
  • Homes Sold: 51 (down 6% from June 2025)
  • Year-to-Date Closings: 325 (down 4% from the same period in 2025)
  • Months of Inventory: 5.1 (down from 5.6 last year)
  • Median Sale Price: $1,389,147 (up 6% from June 2025)
  • New Properties Under Contract: 44 (down 25% from June 2025)

What this means for you:

The Tucson luxury market continues to hold up well. Lower inventory and a rising median sale price are positive signs for sellers who price and present their homes correctly. Buyers in this segment still have good selection, especially above $2 million, but well-priced homes under $1.75 million are seeing stronger activity.
