Q1 2026 Tucson Metro Housing Trends

I wanted to share a clear overview of how the greater Tucson real estate market performed in the first quarter of 2026.
Overall, the market remained stable and more balanced than we saw in prior years. Home prices held steady, inventory improved slightly, and buyer demand stayed consistent with the same period last year. This continues the healthier, more sustainable market conditions we have been experiencing.
Key highlights for the Q1 2026 Tucson Metro area:
- Median Sales Price: $365,000 (unchanged from Q1 2025)
- Closed Sales: 3,533 (down slightly 1.9% year-over-year)
- Active Inventory: 4,716 homes (up 3.1%)
- Average Days on Market: 60 days
- Months of Inventory: 3.4 months
The market is currently in a more balanced and healthy position. Buyers have more choices than they did a couple of years ago, while well-priced homes continue to sell. Communities such as Marana and Vail showed above-average demand during the quarter. The luxury segment (homes $1 million and above) also remained relatively strong.
What this means for you:
Sellers who price correctly and present their homes well are still achieving solid results. Buyers benefit from more inventory and greater ability to make thoughtful decisions. The market continues to follow normal seasonal patterns rather than the extreme conditions of a few years ago.
