Buyer Broker Agreement
Hi there,
Due to changes in real estate that took effect in 2025, all licensed real estate agents are now required to have a signed buyer employment agreement in place before providing services. This agreement allows me to advocate exclusively for your interests, negotiate on your behalf, identify suitable properties, coordinate showings, and guide you through due diligence and closing.
Below are the documents I will ask you to review. I’ve included a brief explanation of each one:
Buyer’s Real Estate Agency Disclosure and Election
This form is a disclosure, not an employment agreement. It explains my fiduciary duties to you and the possibility of dual agency (which could occur if I show you a home listed by Long Realty).
Affiliated Business Disclosure
This form discloses companies affiliated with Long Realty, such as mortgage, title, or insurance providers. You are never required to use any of them.
Buyer-Exclusive Employment Agreement
This is the actual employment contract between us. Here are a few important points:
- Compensation includes a $300 administrative fee plus 3% of the purchase price (the co-op commission).
- We will agree on a specific term for our working relationship.
- Sellers are no longer required to offer compensation to the buyer’s agent. I can check in advance whether the seller is offering a co-op and negotiate on your behalf if needed. If the seller is not willing to pay the full amount, we can adjust the agreement accordingly.
