Important Things Buyers Should Know
Hello everyone,
Buying a home is one of the biggest decisions you’ll make, and I believe in making sure my clients feel informed and confident every step of the way. Below are some of the key topics that often come up during the buying process.
A professional home inspection is one of the most important steps you can take. It helps identify potential issues with the property that may not be visible during a showing. I strongly encourage every buyer to have a thorough inspection.
Many neighborhoods in Tucson have Covenants, Conditions & Restrictions (CC&Rs) and are governed by a Homeowners Association (HOA). These rules can affect everything from exterior paint colors to short-term rentals. It’s important to review these documents carefully before writing an offer.
Seller’s Property Disclosure Statement
Most sellers provide a disclosure statement about the condition of the home. While helpful, this document is not a substitute for a professional inspection. Always verify the information and ask questions about anything that concerns you.
If the home has solar panels, it’s important to understand whether they are owned or leased. Leased systems can affect the sale and may require additional steps during the transaction.
If the property is not connected to city sewer or water, you’ll want to understand the condition and requirements of the septic system or well. These often require specific inspections.
As of March 2026, certain cash purchases involving legal entities or trusts now require additional reporting. I’ll make sure you understand how this may (or may not) apply to your transaction.
Title Reports & What to Review
Your title company will provide a title report. This document shows easements, liens, and other items that could affect your ownership. I recommend reviewing it carefully with your agent or attorney.
Would you like me to walk you through any of these items for a specific property you’re considering? I’m happy to review disclosures, CC&Rs, or inspection reports with you and answer any questions.

Alicia was incredible! She had to work with us for a couple of months but we got it there and with what we believe was the best possible outcome for what is hopefully our forever home. Thank you so much Alicia!
-Travis Goff, Client
Alicia was great! She was very willing to explain the entire process to us and give us her advice. She was very attentive throughout everything. If we texted her she would either respond almost immediately, and if it it took her a little longer (30 min or so lol) she would call us and make sure that we were good to go. I would recommend her to anyone and everyone!
-Joseph & Hannah Johnson, Client
Great experience, Professional, pays attention to details I appreciate that! She has great resources when selling your home when whatever is needed on a time deadline! Thanks Alicia for selling our home and finding our new one!
-Stan Kennaugh, Client
Alicia Girard worked so hard for me! Above and beyond doing things the seller's realtor should've taken care of. She advocated for me over and over again! She was respectful and supportive of my knowledge (or lack thereof)! Highly recommend Alicia.

Alicia did an awesome job. See wasn’t afraid to be out in front of the price curve in this unusual market. Priced it perfectly and was on top of every issue that needed addressing.
