Important Things Buyers Should Know

Buying a home is one of the biggest decisions you’ll make, and I believe in making sure my clients feel informed and confident every step of the way. Below are some of the key topics that often come up during the buying process.
A professional home inspection is one of the most important steps you can take. It helps identify potential issues with the property that may not be visible during a showing. I strongly encourage every buyer to have a thorough inspection.
Many neighborhoods in Tucson have Covenants, Conditions & Restrictions (CC&Rs) and are governed by a Homeowners Association (HOA). These rules can affect everything from exterior paint colors to short-term rentals. It’s important to review these documents carefully before writing an offer.
Seller’s Property Disclosure Statement
Most sellers provide a disclosure statement about the condition of the home. While helpful, this document is not a substitute for a professional inspection. Always verify the information and ask questions about anything that concerns you.
If the home has solar panels, it’s important to understand whether they are owned or leased. Leased systems can affect the sale and may require additional steps during the transaction.
If the property is not connected to city sewer or water, you’ll want to understand the condition and requirements of the septic system or well. These often require specific inspections.
As of March 2026, certain cash purchases involving legal entities or trusts now require additional reporting. I’ll make sure you understand how this may (or may not) apply to your transaction.
Title Reports & What to Review
Your title company will provide a title report. This document shows easements, liens, and other items that could affect your ownership. I recommend reviewing it carefully with your agent or attorney.
